These are the sales for single-family homes and condos in Buckhead & Intown over the past 2 weeks. New homes sales were expected to rise as a result of the $8,000 tax credit, but instead they hit an all-time low.
One thing to keep in mind with these reports is that many new homes are not entered into our Multiple Listing Service (MLS) so they would not show up in the data I pull. Developers do this for a couple of reasons: 1) If they enter all of the homes or condos for sale in their development into the system it would reinforce their surplus of inventory as Buyers or Agents are looking online (many times they will enter just a few to show the range of price points). 2) They don’t have to pay the MLS fee each time is sells. There are a couple of new condos listed on here (ie Viewpoint), but many will never show up.
